The right question first

Not which unit.
Where.

Listing sites push you into unit-picking before you've even settled on an area. That's how families end up moving to a town they've never walked around. This flips it: pick your area first, using real data. Then house-hunt with the shortlist you actually want.

The Stay Where way

Not a listing site.
Not a valuation tool. A where tool.

Listing sites The old way
  • ×Show you individual units for sale. You have to know the area already.
  • ×Filter by asking price — often 10–20% above what actually transacts.
  • ×Agents push units they represent. Their incentives aren't yours.
  • ×No sense of place. Photos of a kitchen tell you nothing about the neighbourhood.
Stay Where ah? Buyer-first
  • Every home in Singapore — HDB, condo, landed. On one map.
  • Real transacted prices from URA caveats and HDB records.
  • No agents. No sponsored placements. No sign-up wall.
  • Sense of place first. Schools, MRT, hawkers within your walking radius — before you look at a single kitchen photo.

Common questions

Things people ask.

Is this actually free?

+
Yes. No account needed to use the map. No paywall on any feature. You can shortlist, compare, and export a PDF without signing up.

How do I actually buy a home from here?

+
You don't — and that's the point. Once you've decided the area, take your shortlist to a listing site (PropertyGuru, 99.co, EdgeProp, HDB.gov.sg) to find specific units. Or approach block owners directly. We're the "where" step; they're the "which unit" step.

Are the prices real?

+
Real transacted prices, not asking prices. HDB comes from official resale transactions on data.gov.sg. Private & landed come from URA REALIS caveats — the official record of what actually sold. We show recent bands, not single-transaction outliers.

Why should I trust this over a proper valuation?

+
Don't. This isn't a valuation tool — it's a where tool. Use it to shortlist areas, then get a proper valuation before you commit. Think of it as the map you look at before you book a flight, not the seatbelt on the plane.

How often is the data refreshed?

+
Every sync pulls fresh from source APIs — HDB resales, URA caveats, MOE school data, OneMap. Amenities are refreshed at the same time. There's no lag on the underlying data; you're seeing what the government publishes.

What about upcoming BTOs?

+
Not on the map yet — HDB doesn't publish upcoming BTO locations as data. Private launches are on the map (🏗️ markers) from URA new-sale caveats. If you're waiting for a BTO, use the map to figure out which mature-estate town would work as your fallback.
